The subject is residential subdivision containing 136 developed five acre lots and 197 partially developed lots, all on approximately 1,600 acres of land, plus a 1,108 acre land parcel currently zoned for 55 twenty acre lots, but which the developer plans to develop with up to 220 five acre lots. The property is located on Cedar Mountain, about three miles northeast of the town limits of Cedar City, Utah. Access is via a two lane, asphalt paved road known as Braffits Creek Road, as well as a secondary unpaved road known as Summit Canyon Road. The most unique property characteristic is its high altitude, alpine terrain which is ideal for luxury homes or second homes, particularly considering the property’s location less than 2.5 hours from the Las Vegas metro area.

Exit 57 Properties
The property located on the 115 frontage road, Sage Drive, Cedar City, Utah. Good visibility from both the north and southbound lanes and relatively quick access to exit 57 make for a good office location. Retail space is allowable within this commercially zoned property but may not be optimal. The view of the mountains to the east is spectacular.The property has a sever gradient requiring intensive grading, hauling, filling, and compacting in order to create suitable building sites. The resulting cut slopes will render much of the site unusable. The property has several Public Utility Easements, which limit use in those areas

From the red rock back drops to the magnificent vistas, St. George has always been known for its beauty. The historic framework of Ancestor Square provides a rare opportunity to utilize the Inn at St. George to build out a more complete historic experience for visitors and residents. With Brigham Young Winter Home on the Northwest corner of the block, the sheriff’s house, jail and opera house all nearby, this site is well-positioned to act as a connecting force that creates a more cohesive downtown experience.
Nestled between the back of the old inn and buildings on ancestor square, the Garden Club building is a historic gem that represents original settlement of St. George. We propose a plaza just west of this historic building that, along with the existing plaza around the sheriff’s house and jail, will create a robust historic destination. The two plazas are connected by the new genealogy/art walk that creates indoor and outdoor spaces. Combined with the rooftop amenities and atrium experiences, this proposed plaza establishes an activity hub for the City. Whether it be a visitor interested in the history of the area or a local looking for a quality dining experience, the enhanced ancestor square is a valuable amenity.
